Consultation

A private conversation about your lifestyle, timing, and the kind of home that will earn the privilege.

02
Curated Showings

On-market, pre-market, and exclusive opportunities surfaced from our advisor network, not the public MLS dragnet.

03
Offer Strategy

Disciplined valuation, paired with negotiation that earns its name. We do not chase. We close at the right number.

04
Closing & After

Conveyancing, contractors, settling in, our relationship continues long past the keys.

Off-Market Access

The homes that never list.

Many of Saskatchewan's most distinctive estates change hands quietly, surfaced through advisor relationships that take years to earn. CB Signature buyers see the homes the public does not.

Buyer Resources

Tools for the considered buyer.

In Their Own Words

A practice built on referral.

"Our advisor showed us three houses. The third one we bought. Two months of looking with another brokerage, ten days with CB Signature."
A buyer Saskatoon · Riverfront
"They didn't list our home for two weeks. They prepared it. When it went up it sold over asking in four days. That's the difference."
A seller Saskatoon · City Park
"Quiet, deliberate, and discreet. Exactly the practice we wanted for an off-market acquisition. They protected the deal from start to close."

Frequently Asked

Questions, answered.

How do you source off-market listings?
Our advisors maintain decades-long relationships with Saskatchewan homeowners. Many of the most distinctive estates change hands before a public listing, surfaced through these networks. Buyer clients are introduced to fitting opportunities under NDA when appropriate.
Do I need a buyer's representation agreement?
Saskatchewan law requires written representation before showings. We use a clear, time-bound agreement (typically 30 to 90 days) that protects you while keeping the working relationship reviewable. Ask your advisor for a sample.
Who pays the buyer's advisor commission?
In the vast majority of resale transactions in Saskatchewan, the seller's brokerage offers a co-operating commission paid out of the sale proceeds. Your advisor will confirm any exceptions in writing before you submit an offer.
Do you work with relocation, military, and first-time buyers?
Yes. We work with CAF relocations through BGRS, with corporate transferees, and with first-time buyers who simply want a senior advisor on their first purchase. Tell us what you're navigating and we'll match you appropriately.
What does the curated showing process look like?
After an intake conversation we narrow on neighbourhood, price range, and timeline, then build a private shortlist. You see fewer homes, more carefully chosen. Typical clients tour three to seven properties before writing.
